The Sigmund Companies (“TSC”) is the leading proprietor of necessity and experiential shopping centers. Our purpose is to build enduring value by revitalizing community hubs through strategic tenant optimization, innovative design and active local engagement. We invest in two categories of retail that have demonstrated consistent resilience: necessity retail grocery anchored centers that generate reliable foot traffic and experiential retail featuring fitness, dining, wellness and entertainment concepts that require a physical presence and cannot be replicated online. We consistently outperform the market by leveraging deep industry relationships, a data driven acquisitions platform and vertically integrated operational expertise that drives reliable market leading returns. 

TSC CORE +

TSC Core + is a large-format, grocery-anchored shopping center strategy targeting assets valued at $40m - $150 million located in top 50 MSAs exhibiting population growth of 1% or better, where durable consumer demand, institutional liquidity, and constrained new supply underpin long-term asset appreciation.

MIDDLE MARKET AGGREGATION

Middle market aggregation strategies center on the disciplined acquisition of founder-owned or subscale businesses within fragmented industries, with the objective of constructing a scaled platform that commands institutional-quality multiples at exit.

EXPERIENTIAL
LIFESTYLE + POWER

A value-add open air retail strategy that acquires lifestyle and power centers at a yield premium to grocery anchored product, capitalizing on a pricing dislocation relative to today's tight market fundamentals. Value is created through experience driven re-tenanting, below market rent resets, and targeted capital improvements converting well located but underleveraged assets into institutionally positioned, stabilized retail.

TENANT DRIVEN DEVELOPMENT

The Tenant Driven Development (TDD) strategyutilizesour occupier relationships to secure sites based on pre-leasing interest from credit worthy anchor tenants. Under this method we minimize development risk and bringdown land cost by securing the anchor tenant in concert with the required entitlements. Where there is demand we will maximize value through increased density vis a mix of uses.
