OUR STRATEGY
LOANS
The Non-Preforming Loans (NPL) Platform seeks to acquire non-performing loans secured by operating retail and mixed-use assets where the Borrower is in default. Our goal is to become the fee simple property owner through foreclosure or deed in lieu of foreclosure.
OPEN VALUE
The "Open Value Strategy" targets suburban open air retail centers that serve as the convenience hub of a neighborhood featuring necessity and value-oriented tenants such as grocery stores, pharmacies, and off-price merchants. In such cases we target properties where there is enough vacancy (typically 10% or greater) in order to provide a mechanism for increased NOI potential.

DEVELOPMENT
The Tenant Driven Development (TDD) strategy utilizes our occupier relationships to secure sites based on pre-leasing interest from credit worthy anchor tenants. Under this method we minimize development risk and bring down land cost by securing the anchor tenant in concert with the required entitlements. Where there is demand we will maximize value through increased density vis a mix of uses.
